What's coming to San Jacinto Marketplace

None of the new stores below were open yet when we last checked. Most are expected to open from late October through the end of 2026, with a few restaurants and the gym in 2027. We update this page as each one opens.

Where it is

The Marketplace sits at the southwest corner of Interstate 10 East and Garth Road, on the site of the San Jacinto Mall, which opened in 1981 and was torn down between 2019 and 2022. Most store addresses are on Garth Road in the 6600 to 6900 blocks and just beyond. The developer is Fidelis Realty Partners.

The stores

• Sam's Club (6611 Garth Rd): a new club with a fuel station and an auto and tire center. No opening date has been announced; it is among the stores the city expects to be open by the end of 2026.
• Burlington (6845 Garth Rd): Burlington's own website lists this store as opening October 30, 2026. Baytown's existing Burlington, at 6515 Garth Rd, is open now.
• Dick's Sporting Goods (6921 Garth Rd): expected to open in November 2026, according to a March 2026 construction update on the developer's site. Dick's does not list a Baytown store yet.
• HomeGoods, Ross, Havertys, Barnes & Noble and Five Below (6845 Garth Rd): the developer has said several stores, including these, are targeted to open between November 1 and December 1, 2026. We haven't found opening dates announced by the chains themselves.
• Men's Wearhouse (6921 Garth Rd): listed by the developer as coming soon. No date announced.
• EōS Fitness (6921 Garth Rd): a 24-hour gym. The company's own website says it opens in 2027.

The restaurants

• Texas Roadhouse (6619 Garth Rd): moving from its current spot at 6615 Garth Rd, in the first quarter of 2027. The current restaurant is open now.
• Bubba's 33 (6649 Garth Rd): coming soon, expected by the end of 2026, according to a December 2025 report.
• Einstein Bros. Bagels (6609 Garth Rd): coming soon, expected this winter.
• Pluckers Wing Bar (6931 Garth Rd): listed as coming soon on Pluckers' website. Building permits point to early 2027.
• Potbelly Sandwich Works (6835 Garth Rd) and BoomerJack's Grill (5040 E I-10): listed by the developer as coming soon. No dates announced.

Other

• Aspen Dental (6609 Garth Rd): listed by the developer as coming soon.
• Pelican Green, an outdoor gathering space with restaurants, shops, fountains and a kids' zone, is planned to follow the stores, projected for spring 2027.

What the city says

In July 2026 the City of Baytown said the larger part of the center should be open by the end of the year. In August, the Baytown Sun reported that large pylon signs were being installed along I-10 and Garth Road.

Opening dates for new stores often slip. If you are planning a trip for a specific store, check that store's own website first.
