Baytown home prices and rents: the latest numbers

What does a house cost in Baytown right now? It depends on which number you look at, which part of town, and whether you are buying or renting. Here are the latest figures from three free public sources, in plain words, with what each one actually measures.

What homes are selling for

In the three months ending in August 2026, the median Baytown home sold for about $246,000, according to Redfin. That means half sold for more and half for less. It is up about 2.5 percent from a year earlier.

Over those three months, the typical home took about 65 days to go under contract, about 17 days longer than a year before. In August alone, about 168 homes sold, and they went for about 97 percent of the asking price. About 47 percent of homes for sale had a price cut in August, up from about 43 percent a year earlier.

What that adds up to: prices are holding steady, but homes are taking longer to sell, and sellers are more willing to come down. By Redfin's measure, that is a market where buyers have a little more room to negotiate than they did a few years ago.

Zillow's number is a little different

Zillow puts the typical Baytown home value at about $245,000 as of August 2026, down about 1 percent from a year earlier.

Why two numbers? Redfin's figure is the middle price of homes that actually sold. Zillow's "typical home value" is an estimate of what homes in the middle of the market are worth, whether or not they sold. Both are useful. When they move in different directions, it usually means the mix of homes that happened to sell changed.

Baytown is not one market. Prices change a lot from one side of town to the other. Here are Redfin's median sale prices for each ZIP code, for the three months ending August 2026:

The 77523 area has newer subdivisions and new construction, which pulls its median up. Older neighborhoods in 77520 remain the most affordable part of town to buy in.

What rent runs

Zillow's rent index puts typical Baytown rent at about $1,550 a month as of August 2026. That figure blends apartments and rented houses.

The Houston Association of Realtors tracks rentals listed through its service, and those run higher: their median asking rent in Baytown was about $1,950 a month in September 2026, and rentals that closed in August went for a median of about $2,000. The longer view from the Census

The U.S. Census Bureau's American Community Survey gives a slower, steadier picture. Averaged over 2020 to 2024, the median value of owner-occupied homes in Baytown was about $197,000, median rent including utilities was about $1,300 a month, and about 52 percent of homes were lived in by their owners.

Census numbers lag the market and are estimates from a survey, so they run lower than this year's sale prices. They are best for comparing Baytown with other towns over time.

What to do with this

  • Buying: homes are sitting longer and many have had a price cut. It is reasonable to ask questions about price, closing costs and repairs. Get pre-approved first so you know your number.
  • Selling: pricing right from the start matters more than it did a few years ago. Homes priced too high are the ones sitting and getting cut.
  • Renting: compare the full monthly cost, including utilities and fees, not just the rent.
